NOTICE: \u201cBUDGET RATIFICATION MEETING\u201d, Saturday, Dec 4, at 2pm. at the FBO, 601 Eagle Ave., Sky Ranch Estates, Sandy Valley. This is a General Membership meeting to approve the budget for the year 2022.<\/strong><\/p>\n

  6. Set dates for January Board meeting and February General Membership meeting.<\/li>\n
  7. Adjournment.<\/li>\n<\/ol>\n

    NOTE: Pursuant to Nevada law, NRS 116.31151 (3) \u201cWithin 60 days after adoption of any proposed budget for the common-interest community, the executive board shall provide a summary of the proposed budget to each unit\u2019s owner and shall set a date for a meeting of the units\u2019 owners to consider ratification of the proposed budget not less than 14 days or more than 30 days after the mailing of the summaries\u2026\u201d<\/p>\n

    The Board of Directors adopted the enclosed Budget for 2022 on October 16, 2021. Ratification of the enclosed Budget will take place at the Budget Ratification Meeting scheduled for Saturday, December 4, 2022, at 2:00 PM.<\/p>\n

    NRS 116.31151 (3) continues, \u201c\u2026Unless at that meeting a majority of all unit\u2019 owners, or any larger vote specified in the declaration, reject the proposed budget, the proposed budget is ratified, whether or not a quorum is present\u201d<\/p>\n

    As per NRS 116, as quoted above, if you are in agreement with the enclosed Budget, no response is necessary, nor do you need to attend the meeting. The 2022 Budget will be ratified at the meeting unless at least fifty-one percent (51%) of units\u2019 owners reject it. Per NRS 116.311, you may also vote on this budget by absentee ballot. If you wish to cast you vote via absentee ballot, you must contact the Secretary of the Board of Directors to request a ballot no less than 3 days prior to the budget ratification meeting. The ballot must be returned before the meeting or presented at the meeting.<\/p>\n

    Enclosed with this mailing is the 2022 Adopted Operation and Reserve Budgets showing a $100.00 increase in the annual Reserve assessment.<\/p>\n

    Our goals for next year should once again be making our community a place we can all be proud of. Keep up the good work and thanks to all who have helped this year<\/p>\n

    Again, due to the COVID-19 virus we ask that all wear a mask, keep a distance, and do not bring any guests.<\/p>\n
